THE PROPERTY, CLEARLY PRESENTED

Make the listing easy to understand.
Make your work easy to recognize.

A strong photo set does more than show individual rooms. It helps buyers understand how the home lives, highlights the features you want them to notice and gives you a consistent presentation across your listing, website and marketing.

Interiors with a sense of space

Room relationships, useful angles and architectural details give the viewer a clear view of the interior. Tell Mario which spaces and updates matter most to your listing.

A USEFUL COVERAGE PLAN

How many listing photos do you need?

Image count should follow the property’s story. Start with the spaces and features buyers need to see, then choose enough coverage to show them without filling the gallery with repeated angles.

Start with the essential rooms

Plan the front exterior, main living spaces, kitchen, bedrooms, bathrooms and backyard. Consider how the sequence will help the viewer move through the home.

Add the features that matter

More living areas, a home office, a pool, outdoor kitchen or detached building may call for a larger image set. Share your must-show list rather than choosing on square footage alone.

Choose extras for a reason

Aerials can explain the setting, twilight can show exterior lighting, and a floor plan can explain room relationships. Add the formats the property needs; they are not automatically included in photography-only prices.

BEFORE THE CAMERA ARRIVES

A little preparation makes
a better presentation.

Inside

Clean surfaces, clear counters, make beds and tidy seating areas. Hide personal documents, chargers, bins and pet supplies. Replace missing bulbs and check lights before the appointment.

Outside

Remove vehicles from the driveway where possible. Put away hoses, tools and bins. Arrange patio furniture and prepare pools and outdoor living areas you want photographed.

Share the brief

Send access instructions, the property address and your must-show features. Flag occupied rooms, pets, restricted areas and any launch deadline. Have the property ready before the scheduled start.

For a vacant home, virtual staging is available separately at $25 per image. Keep digitally furnished images distinguishable from unstaged views and follow the disclosure requirements of your listing platform.

FROM APPOINTMENT TO LISTING LAUNCH

Clear steps. Clear delivery expectations.

01 / Plan your shoot

Choose your image count or package, share the address and identify the features you want covered. Mario can help with the media plan if the property needs more than photos.

Prepare the home and provide access for the agreed appointment. The shoot follows the selected scope, with attention to the spaces and features in your brief.

03 / Download and market

Listing photos, floor plans and virtual staging are delivered by 9 a.m. the morning after the shoot. Video and 3D tours are delivered in 2 to 5 days.

LOCAL COVERAGE / GREATER HOUSTON, TEXAS

Real estate photography for
Cypress, Katy and Bridgeland.

PRO360 Photos photographs listings across Greater Houston, including Houston, Cypress, Bridgeland, Katy, Fulshear, Richmond, Sugar Land, Pearland, Tomball, Spring, The Woodlands, Kingwood, Montgomery and the Cutten Road area. Share the listing address so appointment coverage and any travel arrangements can be confirmed.

Cypress

For a listing with several living spaces or extensive outdoor features, plan the interior and exterior sequence together. Tell Mario which features should lead the gallery.

Katy

For a move-in-ready listing, identify the rooms, updates and exterior details that should be seen first. A consistent photo set can support the MLS listing and your own marketing.

Bridgeland

Give the property itself the lead role. If community or surrounding views are part of the brief, discuss the appropriate additional coverage and access before the appointment.

Projects beyond Greater Houston, including international assignments, are welcome by arrangement. Contact Mario with the location and scope.

ANSWERS BEFORE YOU BOOK

Listing photography,
without the guesswork.

Questions about prices, delivery, coverage and preparing your property.

Ask Mario: 832 874 5930
How many photos are included in each listing package?

Every listing package includes interior and exterior listing photos based on home size: 35 for 0–1,500 sq ft, 50 for 1,501–2,500 sq ft, 60 for 2,501–3,500 sq ft, 65 for 3,501–4,500 sq ft, and 70 for 4,501–6,000 sq ft. Elevated includes 5 aerial photos and 2 virtual twilight photos. Pro includes 10 aerial photos and 2 virtual twilight photos. Signature also includes 15 aerial photos and 4 virtual twilight photos. Aerial and virtual twilight photos are additional to the listing photo count.

How much does real estate photography cost?

PRO360 Photos interior and exterior photography costs $175 for 25 images, $195 for 35 images, $245 for 45 images, $295 for 55 images and $365 for 70 images. Each of these choices includes a property website and marketing kit. Media packages are priced separately by property size.

Do you photograph homes in Cypress, Katy and Bridgeland?

Yes. PRO360 Photos serves Houston, Cypress, Bridgeland, Katy, Fulshear, Richmond, Sugar Land, Pearland, Tomball, Spring, The Woodlands, Kingwood, Montgomery and the Cutten Road area. Share the property address when booking so coverage and any travel arrangements can be confirmed.

When will I receive my listing photos?

Listing photos, floor plans and virtual staging are delivered by 9 a.m. the morning after the shoot. Video and 3D tours are delivered in 2 to 5 days.

How many photos should I order?

Choose coverage for the number of spaces and features you need to show, rather than square footage alone. A home with additional living areas, a pool, a large backyard or detached structures may need more images. Mario can help you choose between 25, 35, 45, 55 and 70 images.

What is included in the marketing kit?

The marketing kit includes a property website, social media templates, reels, stories and post designs, flyers and brochures, slideshows, lead tools and online access. The marketing kit is included with every listing bundle and all interior and exterior photography options from 25 to 70 images. A separately filmed property video is an additional service.

Do you upload the photos to HAR for me?

Your HAR-ready photos are in your Media Download Center by 9 a.m. the morning after the shoot, sized at 3000 pixels on the long edge, so the whole set goes into HAR in one drag and drop.

Are the photos ready for MLS and print?

Professionally edited, MLS-ready and print-ready files are included. Use the appropriate download size for each destination. If your brokerage, MLS or printer has specific requirements, share them before delivery.

Can I order drone photos, twilight or virtual staging with photography?

Yes. Drone photography, twilight photography, virtual twilight, virtual staging, video, 3D tours and floor plans are available as additional services or within selected packages. Check the package comparison for exact inclusions. Virtual staging is $25 per image.

How should the home be prepared?

Clean and declutter before the appointment. Clear counters, hide personal items and pet supplies, make beds, remove vehicles from the driveway and tidy outdoor living areas. Share access instructions and important property features before the shoot.

What happens if it rains?

We never charge for weather. If it’s raining or storming at your appointment time, you can reschedule free of charge, or we photograph the interiors as planned and return for the exteriors on the next suitable day at no extra cost and with no second travel fee. Overcast skies are not bad weather. Read the full booking policy.

How do you handle pets, occupied homes and tenant-occupied homes?

Pets should be out of the home or secured in a crate or closed room, with bowls, beds, toys and litter boxes put away. For safety, we don't handle pets or let them in or out of the house. Lived-in homes are photographed every day; the key is preparation: clean, decluttered rooms, cleared counters, personal photos and valuables put away, every light working and cars moved. We don't move furniture, clean or stage. For tenant-occupied homes, the agent arranges access and gives the tenant proper notice under the lease, and shares the tenant's name and phone number in the booking notes.

Do you shoot in gated communities and high-rises, and can you send a certificate of insurance?

Yes to both. PRO360 Photos regularly photographs homes in gated communities, condos and high-rises across Greater Houston, and provides a certificate of insurance on request. Send the building's requirements when you book, at least 1 to 3 business days before the shoot, since many buildings won't let vendors in without one on file. For gated communities, add the gate code, call-box instructions or guard-gate name to your booking notes. For high-rises, let building management know about the shoot and confirm vendor check-in, parking, elevator reservations and approved hours. Shared amenities such as the pool, gym or rooftop can be photographed when the building allows it.

How are photos delivered, and what sizes are the HAR and print files?

Every shoot is delivered to a private online Media Download Center for the listing, open 24/7 and live for 1 year. Listing photos, floor plans and virtual staging are ready by 9 a.m. the morning after the shoot. Photos come in three sizes, downloadable one at a time or all at once: MLS and HAR size at 3000 pixels on the long edge; original size at 6000 pixels, sharp for prints up to about 20 by 13 inches; and a custom size you set for website banners or email graphics.

What editing is included? Do you replace skies, remove objects or add a fire to the fireplace?

Professional editing is included in every package, with no per-photo editing fees. Standard enhancements: gray skies replaced with clear blue, small temporary items such as trash bins, hoses, cords, cars in the driveway and personal photos removed, blank TV screens given a clean image, a fire added to the fireplace, and grass color corrected to look natural. Editing stays true to the property. We don't remove or hide permanent features such as power lines, neighboring buildings, cracks or other defects, and we don't paint new grass over bare or dead areas, so your photos stay accurate under HAR rules. Object removal covers small touch-ups, not a full declutter.

What is your revision policy? What if I'm not happy with the photos?

Contact Mario within 7 days of delivery and it will be made right. Editing revisions, such as color, brightness, a crooked line, a missed sky or a small item that should have been removed, are free and usually back within 1 business day. Reshoots are free when the issue is on our side: a missed room, a photo out of focus or quality below standard, with no travel fee. If the home changes after the shoot, such as new staging or a finished yard, or you want angles beyond those agreed, a return visit starts at $150 plus any travel fee.

How do you get into the property: Supra lockboxes, gate codes and occupied homes?

PRO360 Photos holds its own HAR-issued Supra eKEY. For a Supra lockbox, the listing agent authorizes our access for the appointment, and we open the box with our own key; no agent key or login is ever shared. For a combination lockbox, include the code and where the box is. For gated communities, add the gate code, call-box instructions or the name to give at the guard gate. If a seller or tenant will let us in, include their name and phone number. We wait 15 minutes at no charge. After that, a one-time $25 waiting fee applies if the shoot goes ahead, and after 30 minutes without access the appointment counts as a cancellation on arrival: $150, or the order total if lower.

How long does a real estate photo shoot take?

For a home up to 2,500 sq ft: Essentials takes about 1 hour, Elevated about 1.25 to 1.5 hours, Pro about 1.5 to 2 hours and Signature about 3.5 to 5 hours. Allow roughly 15 to 30 extra minutes for each size range above 2,500 sq ft. A real twilight session is scheduled separately at sunset and takes about 45 minutes. Virtual twilight and virtual staging are done in editing and add no time on site.

Does anyone need to be at the property during the shoot? Can sellers stay home?

No one needs to be present. Most shoots run on lockbox or gate-code access shared in your booking notes. Agents are welcome to join and walk through their priorities, but it is never required. Sellers can stay home, but photos turn out best when the home is empty. Every room has to be clear of people, belongings and cars, so sellers who stay need to move from room to room ahead of the camera, with pets secured.
