Scheduling, Cancellation & Travel Policy

Effective October 2026. All appointment and delivery times are Houston local time.

Every appointment reserves time that we hold for you alone. This policy keeps scheduling fair for every agent we work with. By booking, you agree to these terms.

1. Free changes

You can reschedule or cancel at no charge at least 24 hours before your appointment. Use your booking confirmation, or call or text 832 874 5930.

2. Late changes

Rescheduling or cancelling less than 24 hours before your appointment carries a $75 fee. This covers a reserved time slot we can rarely fill at short notice. This fee does not stack with a cancellation-on-arrival fee for the same appointment.

3. Cancellation on arrival, no access or no-show

If we arrive and the shoot cannot go ahead, a $150 fee applies, or the full order total if that is lower. This includes cancelling on site, no access to the property (missing or wrong lockbox or gate code, locked doors), or no one present when access was promised.

We will wait 15 minutes at no charge. After 15 minutes, a one-time $25 waiting fee applies if the shoot proceeds. After 30 minutes without access, the appointment counts as a cancellation on arrival. In that case, only the cancellation-on-arrival fee applies; the $25 waiting fee and $75 late-change fee are not added.

4. Property not ready

Please have the home photo-ready when we arrive: clean, decluttered, lights working and vehicles moved from the driveway. We don’t move furniture, clean or stage. If the home isn’t ready, you can choose to:

• photograph the home as it is, with no extra editing to remove clutter, or
• reschedule, which counts as a cancellation on arrival (section 3).

5. Weather

We never charge for weather. If it’s raining or storming at your appointment time, you can reschedule free of charge, or we photograph the interiors as planned and return for the exteriors on the next suitable day at no extra cost and with no second travel fee. Overcast skies are not bad weather.

Real twilight sessions depend on the sunset. If conditions spoil it, we reschedule once at no charge, or you can switch to virtual twilight and we refund the difference.

6. Drone flights

Drone photography and video depend on wind, rain and FAA airspace rules. If a flight isn’t safe or legal, we reschedule the aerial portion at no charge or refund it, at your choice.

7. Hurricanes and emergencies

When a tropical storm or hurricane watch or warning is in effect for the property’s county, or travel is unsafe because of flooding or another emergency, all scheduling fees are waived for both of us.

8. If we need to reschedule

If PRO360 Photos must reschedule because of illness, emergency or equipment failure, we give you priority on the next available date, or a full refund if you prefer. Our responsibility is limited to the amount you paid for the appointment.

9. Travel

Travel fees are based on driving distance from our starting location in ZIP code 77065 and are shown before you confirm your booking.

One travel fee applies per visit, however many services you book. Weather return trips are free. A separate visit you request, such as a twilight session on another day, counts as a new visit. Overnight projects are quoted individually.

10. Rush delivery

Listing photos, floor plans and virtual staging are delivered by 9 a.m. the morning after the shoot. Video and 3D tours are delivered in 2 to 5 days. When you need them sooner, and depending on availability:

• Same-day photos: +$60 (shoot finished by 1 p.m. on a weekday, delivered by 8 p.m.).

If we miss a rush deadline, the rush fee is refunded automatically.

11. How fees are charged

Fees under this policy are billed by invoice or payment request. Outstanding fees must be settled before your next appointment.

12. The client

The agent or company that books the appointment is the client and is responsible for these terms, including when a seller, tenant or third party causes the change.
